Consider Going Beyond the Basics
A standard home inspection covers a lot but some things need a closer look. Many buyers skip these, and we’d hate for you to find out about them later. Ask us about add-on services, such as:
Radon testing
Thermal/infrared scans to find hidden moisture and leaks

A Quick Refresher on What to Expect
Every home has something to find, so please don’t be alarmed. Loose toilets and missing smoke alarms are on the list for almost every inspection we do. Knowing the most common home inspection findings ahead of time can help you feel prepared instead of surprised.
It also helps to remember what an inspection is. It’s a visual, non-invasive look at the home, so it can’t uncover everything. If we spot something that needs a deeper look, such as the HVAC, electrical, or plumbing systems, we’ll recommend the right specialist. An inspection isn’t a pass/fail test or a code inspection. It’s a clear picture of the home’s condition so you can make a confident decision.
Inspection Day Etiquette
Let’s talk about questions. Some people like to follow along and chat as we go, while others prefer to save questions for the end. Tell us what works for you, and we’ll let you know how we like to run things.
Keep the crowd small. We know everyone is excited about your new home, but too many voices can pull our attention away from the details. Please save the extended family and friends for the final walkthrough.
Treat it like it’s still the seller’s home. Until closing, it’s not yours yet. Please don’t move furniture or touch personal belongings, and we’ll do the same.
